Job Description

Position Summary:

The Landscape Manager is responsible to maintain the integrity of our landscapes as originally intended by the Landscape Architect, as well as assures that the Landscape Maintenance is in alignment with the ICAC Brand. The Landscape Manager oversees the day-to-day operations of approximately 30 to 35 communities. The Landscape Manager coordinates the budgeting and execution of CAPEX projects, tree trimming, plant replacements, irrigation system repairs, water management, site inspections, and special projects.

Job Duties:

● Prepares written and verbal reports on financial results in Maintenance Grounds and CAPEX Landscape.
● Develops strategies to help achieve financial results.
● Prepares properties for turnover from construction to property management, working with the Reinvestment team, Irvine Company Apartment Development, and Landscape Architects.
● Specifies bids, negotiates, and drafts landscape maintenance, and Capital expense contracts.
● Ensures monthly on site visits and inspections at assigned properties are being performed by the Landscape Department and provides feedback to Maintenance Operations Directors, Community Managers, Service Managers, and contractors to ensure overall landscape maintenance meets contract specifications. Ensures overall consistency and quality pursuant to the landscape maintenance guidelines.
● Develops, manages and oversees a highly qualified contractor pool.
● Tracks and manages overall landscape water allocation & usage for each community and will assist in the recovery of dollars spent on penalties that are the fault of the landscape contractors.
● Ensures the overall landscape appearance and maintenance meets TICAC requirements. Immediately reports to Maintenance Operations Directors, Community Managers, and Service Managers any cleanliness, maintenance, and contractor issues.
● Prepares detailed reports as to the condition of the landscape at each assigned community and develops action plans for correction of deficiencies. 
● Develops processes and programs for identifying, vetting, and utilizing competent new contractors in a cost effective manner.

Minimum Qualifications / Other Expectations:

Education & Experience: 

  • Bachelor’s degree or equivalent.
  • Five to seven years landscape management.
  • Multi-family housing and commercial landscape experience.
  • Strong computer skills: Google Suite, MS Office Suite, etc.
  • ISA Certification a plus.

 

Other: 

  • Ability to communicate effectively, both verbally in writing; multi-lingual a plus.
  • Strong computer skills in Google Suite, MS Office Suite, SAP, Coupa, PPM.
  • Ability to stand, walk for long periods of time.
  • Limited travel to San Diego, Silicon Valley and LA.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
  • Ability to manage multiple priorities with attention to speed, detail and quality.

     

  Compensation:

Base Pay Range: $89,400.00 - $113,200.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
